This building was built in 1983 and fully refurbished in 2007. Most tenants are professional offices with long term leases. The building is currently 85% occupied and should lease up quickly as new construction in the area over the last few years has been limited. The local economy is strong and growing. Even with these suites vacant, investors can anticipate a 10% cash on cash return, more when the building is fully rented.

The building will be purchased for $5,000,000 by a newly formed LLC. Hometown Bank and Trust Company will provide a mortgage in the amount of $4,000,000 at a rate of 6.25%.
The building will be managed by Washington, Lincoln and Jefferson, Realtors. We will charge an annual property management fee of 4% of the rents collected and a 2% administrative fee to handle the administrative management of the LLC. Investors will receive quarterly distributions.
We anticipate that the building will be sold in 10 years. Profits from the sale, after payment of the remaining mortgage and other expenses, will be allocated 80% to the investors and 20% to Washington, Lincoln and Jefferson, Realtors. Our interests are aligned with the Investors. The more rents and profit that we deliver to investors, the more we will earn for ourselves.
